What Does EICR Stands for?
EICR stands for Electrical Inspection Condition Report (or periodic inspection report), its a report of the condition of the electrical installation on a rented property.
Why is the EICR so important? (the law!)
If you rent out a property its the law that the rented property electrical installation is checked. Landlords are required by law to ensure that the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout its duration. The BS7671 (17th Edition Wiring Regulations) recommend having an EICR carried out at least every 5 years. (or change of tenancy.)
Under the Landlord and Tenants Act (1985) landlords must, by law, ensure that the electrical installation in a rented property is maintained safely throughout a tenancy.
